I cannot recommend A & S Management Service strongly enough. I had a wonderful opportunity to relocate and with the current housing market I could have potentially had a loss on selling my home. The thought of making it a rental property did not thrill me. I've heard too many horror stories. I thought about the time and effort to market the home and the appointments to show the property, and screen the applicants.  I have a busy job, also in the housing/mortgage industry, and with my own personal move to plan, there was simply no way to manage this without risk of my home sitting vacant until I had the time to devote to these tasks. One month of sitting vacant and me making the mortgage payment covered the nearly all of the fees charged by A & S Management, which are lower than standard rental agencies. I turned this over to Angela Salemi and she answered all of my questions, she took photos of my home, listed it in the MLS, and there was QUITE a bit of showings and traffic to view my home even before I moved out. By the time I moved - it was rented. Angela involved me in the process of selecting the renter, and she screened applicants based on credit, income and past employment/residential stability much like the mortgage application process that I know. Prior to the renter moving in - Angela took photos of every nook and cranny of my home when it was vacant, and documented all property conditions and contents left for the renter such as window treatments, washer and dryer. She distributed these photos to me and the renter so everyone is clear of the property condition. A picture is worth a thousand words in the event of damage for certain! A & S Management took my headache away and I get my rent checks every month deposited to my account. This could not have been a better customer experience for me. I am extremely happy with my decision to rent and not sell due to A & S Management and Angela Salemi.

We have had terrible experience with other property management companies. Since we have found Angela Salemi she had taken over our properties and communicates with me on a regular basis. The properties we have required evictions for several tenants and replacement of others. These issues were handled in a poper manner.  I now have reasonable repair expenses and tenants that pay the rent on time. While we would always like higher rent's, we believe Angela is renting the proeprties at a resonable rate and keeping them rented. I am very satisfied with the services she provides.

I live in Dallas and was out of town on business when I was frirst referred to Angela. My property in St. Augustine has been empty for several months and I was looking to make a change in property management companies. Within 24 hours on my initial conversation w/ Angela, she already had tenanats lined up for my property at the rate I was looking for. In fact, both she and the prospective tenant wound up having to wait on me to return home , sign all the paperwork ( which was already awaiting my singature), and get all the materials back to her office. Furtermore, when those tenants decided to move on after the first year, Angela once again had new tenants ready to move in the day after the previous lease expired... at an even higher rental rate! I must amit, I probably don't tell Angela enough how comforting it is knowing that I essentially no longer need concerm myself w/the day today going on w/ my property and that she'll bring to my attention anything which requires it. While I understand that should be what "property management" is all about, the reality is that it had proven very difficult to find through 3 previous attempts, which all fell extremely short of the bar set by Angela "Once is an accident, twic is a cincidenec... three times? Angela Does drive-bys of our properties and lets us knowof any issues that need to be addressed quickley. As example, we had a tenant simple vacate a property unannounced. Angela found this out upon a serving a 3 day notice for non payment of rent notice. She had the home cleaned, and brought up to rental condition within a few days. She put a " for rent " sign in the front yard, and had a new tenant in the property in less than a week- all of this week before Christmas!!
